JOB TITLE: Construction Estimator
DEPARTMENT: Operations
POSITION SUMMARY
The primary responsibility of the Construction Estimator is to obtain all relevant project specifications, determine the most appropriate building materials, and secure favorable pricing on all resources. The Construction Estimator is expected to also inspect trends in construction to determine whether Company estimates are both reasonable and competitive. The Construction Estimator is responsible for producing timely estimates and winning projects based on these estimates.
REPORTING RELATIONSHIP
This position reports to the COO and CEO.
DUTIES & RESPONSIBILITIES
1. Collect and review all bid and contract documents including geo-technical reports, technical drawings, and project specifications.
2. Analyzing plans and other documentation, meet with clients, and if applicable, inspect the construction site to fully understand what work is required.
3. Decide on the most appropriate labor and material resources for each project.
4. Obtain multiple quotes for each subcontracted trade and major supplier.
5. Negotiate with service providers to secure better prices.
6. Outline the schedule to gauge how much time will be needed to complete each development.
7. Send RFI's during bis process.
8. Perform risk assessments to account for potential deviations from schedule and/or budget.
9. Draft proposals with costs and time frames.
10. Identify, develop, and implement (with appropriate approval) cost savings initiatives and value engineering opportunities for improvement.
11. Troubleshoot construction issues with appropriate staff and works to resolve problems as required.
12. Create a preliminary schedule.
13. Perform project buyout.
14. Finalized proposal and submit to client.
15. Assists with subcontract agreement.
16. Upon successful award of project, discuss project scope and subcontractors with project manager.
17. Other duties as assigned.
