Self Motivating - You must be able to work daily, motivate the team to be involved and don't take things personally. Team member choose to leave the team. They always blaim the team but its 100% not the team and always the individuals. Our culture is created by Good Attitudes, coachable individuals and a Team Work mentality. You must learn to have thick skin and when one leaves, choose to look for and recruit 2 others to replace the one that left!
Caring and helpful - When an agent call me, I answer or I call back ASAP. It means a lot to the agents that I'm always available to jump in and help or to talk out the problems their having. The manager needs to be available to jump in and help! There are no dumb questions! All agents need to feel comfortable coming to you for help and you need to proactively reach out to them to offer help!

The Coach - As a leader you are a coach! For this individual you not only have the opportunity to lead the team, but you will also be trained to be a real estate coach. And get paid for it. With RealCop Coaching, we are starting an in house coaching experience in the future for both agents at our Idaho Brokerage and our California Brokerage. The Coaches that are chosen to be a coach with our in house real estate coaching company will have a specific skill you are an expert on and you will have the opportunity to coach individuals in one of the brokerages and get paid!
REQUIREMENTS
Closings: Lead by example - You must have proof you know what you are doing. You must have proof of a minimum amount of closings to prove your expertise in the business and or equivalent experience.
Involvement: Lead the team through weekly meetings in person and via zoom. I do 3 meetings per week via zoom. I expect the manager of the team to be at all meetings I conduct each week and leading one meeting per month in person yourself either at an office in the valley or at a coffee shop or restaurant where you are doing an in person accountability and training with the California Team. On occasion this manager will also take on one or more of my zoom meetings. When I am in the area, I will attend your in person meeting as well. The in person meetings will not be via zoom. Its suggested to do daily in person meetings but I am only requiring 1 in person meeting with the team per week.
Events: Setting up events for both clients and team. I will provide ALL content and event ideas to start. You just have to Lead the way from there! You can come up with your own ideas and thoughts as well.
Recruiting: As the manager you are the recruiter and retainer. You will need to have a goal of meeting new agents each month and setting up appointments for coffee to talk about the team and what the team offers. The team will sell itself if you learn to sell the team culture, value and the more you recruit the more fun the team will have. Culture goes up as the team grows! When a team goes backwards, culture goes down. So help keep the team culture up by recruiting new agents. (Hint: You also have access to the Real Estate School's Roster and ALL new licensee's applying and taking the test with the state).
Pay: Here's the fun part. The pay is both incentivizing and motivating. I'm offering a 90/10 split on all SOI closed transactions. I am also offering 20% of ALL team members you are leading on the team paid off of the team split. Example of a Team Lead: If a team member you are managing closes a team lead that's a $4,000 team split, you get an additional $800 ($4000X.20=$800). So if we have 4 team closings that month (not counting a team members SOI) and each closings is roughly $4000 team side, you get paid $3200. If you lead as a manager and help the team fish and close more, you get paid more. If we close less, you will get paid less. In 2023 we closed on average 5 to 15 closings per month depending on the month. On the highest sales year our team closed an average of 20 closings per month. So the thought is to recruit and you get paid more! We have the systems, you just have to recruit to it!
In 2019 our team closed 250 transactions. If you were only paid $800 per transaction that year you would have been paid roughly $200,000 not including how much you would have been paid at a 90/10 split on your own SOI closings (In this scenario we are using the Team Lead split of 50/50 split for all leads and in fact most leads are agents SOI). In 2023 our team closed just under 100 transactions. If you were paid $800 per transaction at 100 closings, that's $80,000. I want and need a manager to help our team take off to the next level. Our team has been the TOP before and we can easily be the TOP again with the right Manager wanting to see it happen.
