  • Summary

    Gathers required documentation from point of approval to closing by communicating and working with realtors, sellers, abstractors, attorneys, surveyors, and lenders. Prepares legal documents for closings and disclosures as needed.

    ESSENTIAL DUTIES AND RESPONSIBILITIES include, but are not limited to, the following:

    • Processes all originated real estate loans including, interim, mobile-home, mobile-home and land, lot loans, bridge, home equity and HELOC loans
    • Orders, receives and reviews all title work - title opinions, title commitments, and mortgage and conveyance certificates/searches; orders title pre-search
    • Requests payoffs for loans; requests tax amounts from tax assessor, as appropriate
    • Prepares appropriate closing documents for the appropriate loan type; indexes documents
    • Requests invoices from attorneys, realtors’ commissions, payoffs, property tax information, and seller information in order to prepare closing disclosure
    • Ensures all invoices are shown on closing disclosure and credits are accounted for payoffs
    • Answers inquiries concerning loan closing information
    • Requests flood and homeowner’s insurance with minimum amount required, maximum deductible allowed and mortgage clause; requests it be bound once closing date is determined; determines if insurance company rating is acceptable
    • Prepares and/or obtains legal curative documents, as needed
    • Processes interim draws to include calculation of completion and deposit of funds
    • Prepares and reviews legal and closing documents for loan closing; coordinates preparation of closing disclosure with attorney; coordinates closing appointment with lender and attorney
    • Orders appropriate surveys for interim construction closings; assigns loans to processors
    • Renews and extends interim construction loans
    • Ensures closing disclosures and GL accounts balance before closing disclosure is initially issued for both the buyers and sellers; issues initial and final closing disclosures
    • Calculates and includes prorated taxes, as appropriate
    • Prepares authority to cancel and affidavits of distinction
    • Processes adverse action documents for loans approved not accepted and secondary review, including paying bills and requesting funds due from client
    • Sends home equity and HELOC mortgages to abstractor to record and close out the mortgage/conveyance certificate, as needed
    • Prepares reports for expiring interim rate locks and intermission with no rates locked
    • Runs, reviews, and corrects issues in the compliance report for all loans prior to closing
    • Compliance training is assigned to all Bank personnel based on their position with the Bank. Employees are required to complete all assigned training timely and in accordance with Bank policy.

    Education And/Or Experience

    High school diploma or general education degree (GED); and a minimum of one (1) year of real estate loan processing experience and/or training. Experience working with legal documents, specifically titles, mortgages, and powers of attorneys, is required.

    CERTIFICATIONS, LICENSES, REGISTRATIONS

    Louisiana notary license preferred.

    • Ability to effectively present information and respond to questions from groups of managers, customers, and the general public. Must be able to speak and write effectively to articulate the Bank's account features and benefits to customers or employees.
    • Fluency must be in English; knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition, and grammar
    • Ability to communicate effectively in both oral and written form.

    Mathematical Skills

    • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages
    • Ability to apply concepts of basic algebra

    • Must have knowledge of lending services and cross-selling products and services
    • Must have knowledge of computer and standard office software applications such as Microsoft excel, Microsoft word, and Outlook
    • Ability to review work for accuracy with attention to detail
    • Ability to process and handle confidential information with discretion

    Normal working hours are 8:00 a.m. – 5:00 p.m., Monday – Friday, with occasional overtime required. Regular attendance is required.
