Facilities Manager manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Manager monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Manager trains supervisors and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. The Facilities Manager is responsible for oversight of all bank buildings, facilities and vehicles including any new construction, remodeling, or repair of those properties. Management of budgets for and other expenses related to this department are the responsibility of the Facilities Manager. Responsible for the management and performance of direct reports.
DUTIES AND RESPONSIBILITIES:
Oversees the maintenance of all facilities, equipment, vehicles, etc. to ensure safety and proper working order (inspection, scheduling, written procedures, and activity logs).
Evaluates longer term needs in relation to major projects, property improvements, equipment, and prepare and submit annual budget (that reflects the identified needs) for approval.
Develops and utilizes project plan(s) and other related documents to ensure all construction projects (new and remodels) are identified, planned, started, and completed in a timely manner.
Responsibilities also include all aspects regarding physical security of all First Security Bank branches and buildings.
Prepares all regulatory filing associated with branch expansion, relocation, etc.
Creates and implements a capital expenditure plan subject to executive approval.
Oversees custodial, landscaping, snow removal, and other contractors, and explores cost saving opportunities through since source providers.
Reviews the consumption of utilities and takes appropriate steps to minimize costs.
Negotiates all lease agreements with the assistance of the legal department.
Allocates office space according to strategic organizational needs and priorities.
Coordinates with other internal departments.
Manages all property and casualty insurance policies.
Maintains current records and related policies.
Manages direct reports to include hiring, directing job assignments, monitoring staff performance, coaching, counseling, conducting annual reviews, training, assuring compliance with regulatory requirements and organization mission, values, and policies.

Strong ability to troubleshoot equipment and building system problems.
Working knowledge of standard office equipment. Skills in areas related to computer operation/use including working knowledge of Microsoft applications and ability to learn new systems/applications.

WORK ENVIRONMENT: Must be able to routinely perform work both indoors in climate-controlled shared work area with moderate noise level, outside in sometimes inclement weather, or potentially difficult/hazardous conditions.
Must be capable of up to 50% travel (e.g. 2 weeks or 10 days per month) by automobile (as driver and passenger), commercial airlines, rental vehicles and public transportation and be able to lodge in public facilities. Travel will be necessary to conduct the duties of this job, and the employee must have the ability to drive and have proper licensing.

Must be capable of climbing / descending stairs in an emergency situation.
Specific lifting abilities required by this job include: Medium work. Exerting up to 50 pounds of force occasionally, and/or up to 25 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
Specific vision abilities required by this job include: The worker is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading; visual inspection involving small defects, small parts, and/or operation/inspection of machines and/or using measurement devices at distances close to the eyes.
