The Assistant Commercial Property Manager is responsible for assisting the (Senior) Property Manager in the overall operations of the properties. Primary duties include ensuring efficient operations through overseeing vendor contracts, lease administration, monthly accruals and assisting in preparations of monthly reports, among other duties.

* Assists in coordination of maintenance and necessary services for the property with consideration to budget and property needs. Follows up as needed on these repairs to ensure timely completion.

* Assist in collection of vendor bids to ensure best use of property resources.

* Maintain electronic Tenant files

* Maintains Tenant and vendor insurance certificates, updates as needed.

* Maintains Tenant Emergency Contact lists; updates as required.

* Oversees Vendor Contract Management.

* Assists (Senior) Property Manager with tenant correspondence.

* Acts as liaison between the Property Manager and tenants when the Property Manager is not available to tenants.

* Assists in tenant billing and rent collection efforts, in coordination with Property Manager

* Reviews Accounts Receivables and tracks late payments and issues Default Notices.

• Strong organizational skills and ability to pay close attention to details.
• Ability to remain calm under pressure and handle multiple tasks.Maintains positive, professional relationships with peers and all other departments within the company, as well as all external customers.
• Maintains positive, professional relationships with tenants, suppliers, vendors and others serving the company or property.
