Appraiser (Commercial Real Estate) conducts commercial real estate appraisals and property ratings to establish the market value generally used for investment guidance, lending, insurance, or other purposes. Follows standard processes for conducting and documenting on-site property inspections. Being an Appraiser (Commercial Real Estate) performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Appraiser (Commercial Real Estate) uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (MAI) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser (Commercial Real Estate) work is highly independent. May assume a team lead role for the work group. A specialist on complex technical and business matters. Position Available: Field Surveyor
Are you a motivated individual seeking flexibility and autonomy in your work? Castle High Value is seeking self-directed independent contractors to join our team. As a Field Surveyor, you'll have the opportunity to work from your own home or office, servicing both virtual and physical survey/inspection assignments in the Bangor, ME area and remote regions within Maine, covering a territory of approximately 70 to 100 miles radius of Bangor.
Qualifications
While experience in real estate, insurance, inspection, construction, or appraising is advantageous, we welcome all interested candidates to submit their qualifications. Our comprehensive 15-hour online training course will equip you with the necessary certification. Fees are negotiable based on experience and the specific requirements of assigned tasks.
Responsibilities
As a Field Surveyor, your primary responsibilities will include:- Professional interaction with homeowners and insurance agents via phone, email, and in-person.
- Conducting on-site and/or virtual property surveys on high-value homes according to customer-specific guidelines.
- Identifying and documenting construction materials, characteristics, and unique features of homes.
- Obtaining accurate measurements of homes and other structures on properties.
- Generating estimated replacement values of homes and identifying major hazards.
- Communicating gathered information via web-based client-requested forms accessed through the Castle website.
You'll need to provide the following tools/items:- Digital camera
- Windows-based computer (not a Mac)
- High-speed internet access
- Reliable vehicle
- Measuring device such as a laser, 100 ft. tape, or measuring wheel
- Auto and General Liability Insurance
