Our client, a growing real estate investment group specializing in small industrial and multifamily assets, is looking to expand their team by hiring an Associate of Investment Acquisitions. The primary role of the Associate of Investment Acquisitions will be to source, analyze, underwrite, and manage the acquisitions of commercial investment opportunities for the company. This is a unique opportunity for a sales professional to join a high-performing team and make a real impact on the business.
The ideal candidate must have 3-5 years of experience in high-volume sales and/or acquisitions.
This is an on-site role in Greenville, SC.
ESSENTIAL DUTIES AND FUNCTIONS:
- Source prospective acquisition assets and sellers based on the company’s direct and investment criteria;
- Actively participate in a high volume of cold calling to generate new business leads;
- Perform market research and due diligence to develop property valuations;
- Assist with underwriting new investment opportunities and collect information necessary for underwriting potential acquisitions;
- Gather, analyze, and synthesize economic, demographic and real estate market data (rents, expenses, cap rates, etc.) in support of potential investments;
- Develop financial models including analysis of historical financial statements and preparation of cash flow projections, to assess investor risk and return;
- Hit quarterly and annual purchasing quotas and daily/weekly deliverables;
- Create and maintain pipeline reports of potential investment opportunities;
- Work seamlessly with internal and external teams, including acquisitions, legal, asset management, property management, operations, accounting/finance/tax, and capital markets, to provide an integrated approach to the due diligence process;
- Develop and maintain relationships with real estate brokers and land/property owners;
- Work through due diligence to close engaged deals in a timely and efficient manner;
- Negotiate potential deals by engaging in high level communication between property owners and their representatives;
- Write, edit, and execute purchase agreements in a timely manner;
- Provide guidance & oversight to the Acquisition Assistants to ensure productivity & adherence to Company standards.
QUALIFICATIONS:
- Bachelor's degree in Business, Marketing or related field preferred
- 3-5 years of experience in high-volume sales & cold calling required
- Ability to effectively present information to employees, management, and vendors
- Ability to read, analyze & interpret reports.
- Ability to write and speak effectively; Ability to state own opinions clearly and concisely and demonstrate openness and honesty.
- Works cooperatively with others, inside and outside the organization, to accomplish objectives to build and maintain mutually beneficial partnerships, leverage information, and achieve results.
