Property Acquisitions Associate collects, analyzes, and interprets data used to evaluate potential property acquisitions. Researches market trends. Being a Property Acquisitions Associate performs financial and risk evaluations of potential acquisitions. Conducts due diligence on properties to be acquired. Additionally, Property Acquisitions Associate assists with drafting contracts or leases and may participate in negotiations. Requires a bachelor's degree or equivalent. Typically reports to a head of a unit/department. The Property Acquisitions Associate work is generally independent and collaborative in nature. ROLE
Serving in a division critical to Gorjian’s growth & operations, Investment Associates are responsible for the following tasks:
- Outreach and networking with Principals, GPs and various deal sponsors throughout the country.
- Identifying & communicating with deal sponsors, GPs whose interests and criteria align with that of Gorjian’s as a potential JV partner.
- Analyzing & structuring Co-GP & LP Equity investment opportunities received from said sponsors, determining which opportunities are of potential interest to Gorjian.
- Presenting investment opportunities to the Gorjian Investment Board, team collaboration on subsequent deal structuring, advanced underwriting, and assisting the efforts of the investor relations team.

Given the ultra-competitive and often evolving nature of the real estate investment sector, successful Associates at Gorjian typically possess some of the below character traits and skills:
- Motivated, ambitious & capable of self-learning.
- Comfortable in a less traditional unbureaucratic structure, but rather in a semi-corporate youthful, modern firm of less than 25 employees, with high expectations for employee performance and overall success.
- Strong verbal and literary communication skills.
- Energized and in sync with a fast-paced work environment.
EXPECTATIONS
Given our experience and future expectations, the following are items to note with regards to Gorjian’s expectations of our Investment Associates, and what they should expect from Gorjian:
- Gorjian has a roughly 1–2-week onboarding program for all new hires.
- A contractual agreement, outlining compensation structure will be drafted with the new hire’s signature expected.
- Salary & Salary/Commission Hybrid compensation structures are available.
- The position is full-time, Gorjian’s workday is from 8:30am to 6pm, Monday through Friday. Many of our successful associates put in extra hours as well at their own discretion.
- All personnel are required to work in the office, remote work is only possible if one is sick on said day(s).
