Commercial Real Estate Broker - Land Broker & Acquisitions
  • National Land Realty
  • Spokane, WA FULL_TIME
  • About National Land Realty’s Commercial Division:

At National Land Realty, we pride ourselves on being the fastest growing land brokerage in America and our Commercial Division has redefined how commercial real estate development gets done - using proprietary software to identify off market tracts for site acquisition. We work in a variety of industries including retail, multi-family, and solar energy, and thrive in assignments that require speed, scale, and specificity.

NLR takes a systems based approach to solving real estate challenges. Traditional brokers may rely primarily on their network and access to listed properties, whereas our philosophy is to first identify every property that qualifies through our proprietary mapping technology and then launch a comprehensive contact campaign to canvas the market. Our view is that every property is available until an owner tells us otherwise. We also appreciate the nuance and complexity of commercial transactions which is why we have a seasoned team of real estate professionals to negotiate and secure site agreements, and we have the tools to help you achieve success!

    The NLR Pillars of Value:

    1. Site Identification: Utilize proprietary cloud-based mapping software to mine the market for prequalified sites based on physical, locational, and demographic characteristics.
    2. Contact Campaign: Push to market direct mail, email, text, phone to solicit interest in sale or lease for intended use.
    3. Site Control: Use our team of experienced land agents to negotiate and secure land agreements.
    4. Property Marketing: Using our curated approach to marketing that allows you to reach beyond the traditional third party platforms and target the right set of buyers directly through our expansive developer database.

    Qualifications/Requirements:

    1. A minimum of five years experience in the Commercial and/or land development sector
    2. Proficient negotiation skills for negotiating contracts
    3. Excellent communication skills to communicate with clients, management, builders or developers
    4. Must be able to adapt to industry trends and local market dynamics.
    5. Assess comparables, property value, and condition through research, outreach, data, site walks, and market trends

Developing effective land administration systems is challenging.  They require financial resources and trained personnel, both of which are in short supply in most African countries.  Customary land administration arrangements and statutory systems are often disconnected, and reconciling the two in a manner that serves the rural poor, and land users generally, can be difficult.  Furthermore, weak land administration contributes to use of land for patronage purposes.
