Position Summary
As an Asset Management Analyst, you'll play a pivotal role in our team, supporting the day-to-day operations and strategic initiatives of our Asset Management department. Your responsibilities will revolve around overseeing a diverse portfolio of commercial properties and contributing to prospective deals in our pipeline. This position does not entail direct reports, fostering a collaborative environment where every team member's contribution is valued.
Key Accountabilities- Develop comprehensive models for evaluating investment decisions such as hold/sell/refinance strategies and lease returns.
- Assist in crafting annual budgets and ensuring sufficient cash flow for property operations.
- Calculate quarterly distributions to investors accurately.
- Coordinate reporting with lenders and handle funding draw requests effectively.
- Maintain up-to-date models in Argus and Microsoft Excel for the assigned portfolio.
- Ensure Argus models are updated quarterly within 30 days of each quarter-end.
- Provide monthly variance analysis within two weeks of each month-end.
- Collaborate with cross-functional teams to formulate and execute property-level business plans.
- Interface with lenders to deliver reporting packages and funding draw requests seamlessly.
- Develop financial models for reforecasts of the existing portfolio.
- Conduct audits of property financial statements and offer recommendations to Asset Managers.
- Aid in preparing and developing annual property budgets.
- Conduct market research for prospective and ongoing projects.
- Assist in due diligence for prospective acquisitions, including underwriting cash flows and liaising with debt origination teams.
- Determine asset valuation at acquisition and disposition stages.
- Run ad-hoc analyses for disposition and refinance decisions on various properties.
- Prepare financial analyses to guide decision-making on capital investments, leasing, and operational matters.
- Contribute to the development of scalable processes and procedures.
- Bachelor's degree in accounting, finance, business, or a related field.
- Minimum 2 years of prior real estate experience; experience in the retail sector is advantageous.
- Strong data analysis, organization, and presentation skills.
- Proficiency in Microsoft Excel, Teams, Argus Enterprise, MRI, and Nexus Payables.
- Familiarity with financial modeling and statistical reporting.
- Effective verbal and written communication skills.
- Demonstrated ability to manage multiple priorities and deadlines.
- Willingness to travel up to 5% to various properties as directed by Asset Manager.
This role typically operates in a standard office or home-based office environment, with minimal exposure to excessive noise or adverse environmental conditions.
