    Summary/Objective: The maintenance technician position is responsible for performing highly diversified duties to install, troubleshoot, repair and maintain production and facility equipment according to safety, predictive and productive maintenance systems and processes to support the achievement of the site’s business goals and objectives.

    • Replaces electrical switches, fixtures, and motors. Replaces light fixture parts such as starters, ballasts, fluorescent tubes, switches, sockets, etc
    • Paints, touches up, or repairs furniture, structures, or equipment.
    • Repairs or replaces plumbing fixtures.
    • Performs general architectural/structural maintenance and repairs.
    • Performs minor mechanical repairs and adjustments.
    • Performs preventive maintenance tasks not requiring journeyman level skills.
    • Inspects building equipment to diagnose source of trouble; observing equipment such as pumps, compressors, generators, heat exchangers, and filters, in operation or by conferring with operators to detect and diagnose mechanical defects or malfunction.
    • Dismantles or partly dismantles machines and performs repairs that involve using hand tools or portable power tools.
    • Replaces broken or defective parts with items obtained from stock. Verifies dimensions of parts.
    • Responds to service calls and requests for miscellaneous utility labor within experience and capability.
    • Assists HVAC Mechanics in preventive maintenance of equipment and systems (replacing filters, cleaning and lubricating equipment, recording equipment deficiencies, clean up of work area, etc.)
    • Assembles and dismantles system furniture as required.
    • Uses technical manuals, specifications, drawings and stock lists, as required.
    • Maintains clean work area.
    • Performs after-hours, weekend, and emergency callback services, as required.
    • Performs other duties as required or directed.

     

    Work Environment: While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud. 

     

    Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

     

    While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. 

     

    Required Education and Experience:

     

    High school or vocational school graduate or possession of a GED equivalency certificate. Completion of formal technical training desirable or demonstration of comparable on-the-job training through an apprenticeship program.

     

    Must have at least 3 years experience within operations and maintenance of commercial buildings. Must be familiar with researching, reading, and understanding technical manuals, mechanical and electrical diagrams, and stock lists. Work requires a basic practical knowledge of several maintenance trades. Proficient in the use of the tools, equipment, machines, and materials of various trades. Additional qualifications include general knowledge of terminology used by various maintenance trades.
