SUMMARY:
Under direct supervision of the Community Development Director, the Building Inspector inspects and reviews residential and commercial electrical, plumbing, mechanical, and building systems for compliance with applicable codes and ordinances; posting information to appropriate departmental forms to document results of inspections and provide accurate record of actions taken to ensure compliance with codes and exchanging information regarding violations.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Inspect structural, plumbing, mechanical, and electrical installations in construction; evaluated and determine compliance with the appropriate codes.
- Assist the general public in matters relating to construction and code requirements.
- Investigate complaints and make inspections of existing buildings to determine if hazardous or illegal conditions exist relating to the structures and their use.
- Prepare, draft, and present written reports, issue notices to correct code violations, and issue "stop work" notices.
- Inspect work sites to ensure that contractors and workers have appropriate licenses and that the proper permits have been obtained.
- Ability to read and interpret plans, specifications and blueprints quickly and accurately to compare with construction in process
- Ability to enforce regulations with firmness, tact and impartiality; maintaining professionalism at all times.
- Knowledge and ability to use basic office equipment; copier, telephone, computer, smart phone and/or tablet.
- Proficient with Microsoft Office Suite, Adobe Acrobat and other departmental related software. • Excellent verbal and written communication skills.
- Excellent organizational skills and attention to detail.
- Other duties as assigned.
QUALIFICATIONS:
- High school diploma / GED required.
- At least three years of experience in general building construction.
- Knowledge of construction materials, methods, and techniques.
- Possession of a valid Oklahoma State Driver License.
- Possession of a State Building Inspector License.
- Possession of State Inspector Licenses in Mechanical, Electrical, and Plumbing & Building Inspector or willing to obtain licenses within 2 years from date of employment
- Extensive knowledge of construction, building codes and regulations.
WORK ENVIRONMENT:
- Inside and outside; exposed to heat, cold, humidity, rain, etc.
- Subject to working from roofs, floors with no surrounding walls, etc., 12 feet or more above ground level.
- Subject to working near moving machinery, power tools, and vehicles in motion.
- Frequent exposure to steady and fairly loud noises from machinery and equipment.
- Frequent exposure to large amounts of dust when conducting inspections at construction sites, vacant houses, etc.
PHYSICAL REQUIREMENTS:
- Extent flexibility and mobility enough to bend, twist, or reach out and climb over and around fixtures when conducting inspections.
- Must be able to read items such as plans, codebooks, supplements, specification books, manufacturer’s manuals, equipment labels, etc.
- Must be able to communicate clearly in person, by telephone, and in writing.
- Must be able to sit and/or stand for up to 8 hours a day while typing.
- Must be able to lift at least 50 pounds.
- Must be physically able to inspect construction sites including walking on uneven surfaces, climbing ladders, and kneeling.
